April 29, 2007 by Aaron O'Hanlon · Leave a Comment
There are many people venturing now into buying fixer-upper homes. It is undeniable that the venture can be a very profitable.
Yes, it does require some considerable amount of loving care to build the fixer-upper house into a beautiful abode, yet it can be worth all the effort.
You have to know the proper way of buying, repairing and selling the fixer-upper house. When it comes to repairing the fixer-upper house, many people focus on the aesthetics of the house.
They want to give it fresh paint to brighten and liven up the house. They provide lavish carpeting or flooring to make it look expensive. Some even enhance the bathrooms and enlarge the bedroom closets to make it desirable to picky clients.
It must be kept in mind, however, that many buyers now are also very inquisitive with the details of the house. They look beyond what looks beautiful in the eyes. They also investigate the foundations of the house.
They check out the roofing and the foundations of the walls. They look for cracks in the ceilings. They want to know the plumbing system. They don’t like pests and mites.
One of the best detail to focus on to make a good impression is the wiring and electrical system of the house. Any buyer will be attracted to buy if they are secure with the electrical system. To ensure this, you must hire the best electrician!
Tips On Looking For The Best Electrician
1. To get the best choices, ask for the contacts of the local master electricians in the neighborhood.
2. Sometimes, it is also good to get recommendations from friends and relatives who’ve hired very good electricians.
3. Interview the electrician. Inquire if the electrician has liability insurance.
4. Make sure also to see his or her state license to engage in such jobs.
5. Be sure that the electrician has had at least 2 years of experience.
6. It is also required that the electrician is qualified to do the installation of the wiring system and must have passed any standardized examinations required in the field.
7. Contact the references that the electricians will provide. Select the one with best recommendations.
Conclusion
Pick the best electrician to work in the fixer-upper house. With the right amount of commitment, time and work to repair and upgrade the house, this can very well turn out to become a good dwelling place for the family or a nice investment for big profits.

Save Money with A Ceiling Fan
April 29, 2007 by Aaron O'Hanlon · Leave a Comment
Once you experience the energy-efficient cooling power of a ceiling fan, you won’t want to live without one.
Ceiling fans have become more technologically advanced and are an important part of creating the perfect home décor. They are a great source of energy-efficient climate control; spring, summer, fall and winter.
In the summer months, a ceiling fan cools a room up to seven degrees by creating a “wind chill” effect. And for those hot, humid days of summer, there’s nothing more wonderful than a cool breeze.
In the winter months, run your fan in reverse to recirculate the hot air trapped near the ceiling. And by setting your thermostat lower, you’ll save on heating costs as the fan provides even, comfortable temperatures throughout the room.
Ceiling fans can be used in all of the main rooms in your home, patios, verandas, kitchens and bathrooms.
Summer Comfort:
Fans spins counter-clockwise. Cools by creating a wind-chill effect. Save on air conditioning
Winter Comfort:
Fans spins clockwise. Recirculates heat from the ceiling to the living area below. Save on heating bills. Reduce your energy bill and stay comfortable too!
Due to the rising energy costs of cooling and heating your home, this is the perfect time to experience the benefits of owning a ceiling fan. Installing a ceiling fan(s) in your home makes perfect sense because it improves your heating and cooling systems efficiency. You will drastically save on your energy bill up to 40% in the summer and 10% in the winter, using only as much as energy as a 100 watt light bulb. Either way, you conserve valuable energy, making a ceiling fan a wise investment for you and the environment.
A ceiling fan can pay for itself very quickly. According to statistics, it costs only a penny an hour to run a ceiling fan versus 43¢ an hour to run a central air conditioner; or 16¢ an hour to run a room air conditioner. You save money every day you use a ceiling fan – 365 days a year.

Finding A Good Handyman
April 29, 2007 by Aaron O'Hanlon · Leave a Comment
Everyone who owns or rents a house knows the value of finding a good handyman. These men are jacks-of-all-trades that can help you with a lot of the maintenance that you need to get done around your house. Handymen are also beneficial because they can tackle a cariety of jobs (minor plumbing along with, painting, along with fixing the door, etc.) for a lower cost than if you had a professional come to take care of each need individually.
However, finding a good handyman is not always an easy task. There are several factors that can make this industry tricky.
First, there are many people out there who call themselves handymen. Look under ‘Handyman’ in thel phone books and you will see what we mean …there are hundreds of names listed in each area. Also, there are tons of unlisted handymen that are out dropping business cards and trying to get customers. How do you choose between so many people advertising the same service?
Second, the barriers to calling one’s self a professional handyman are small. People don’t necessarily need a lot of fancy equipment or tools to start a handyman business. Therefore, individuals that have painted a few houses can try to trick you in to believing they are a highly skilled and experienced handyman. If you have a truck, a ladder, and a business card you could fool a lot of people!
Finally, there are many different skill levels in this field. Also, some handymen don’t want to admit their skill limits. For instance, a handyman working on installing shelves in your garage may say that he can fix your roof, even if he is not skilled in that area. This can lead to problems. Customers need to be sure that the handyman they hire is actually able to perform the work they require.
So what do you do when looking for a handyman?
We recommend:
* Ask your friends and neighbors to see if they have had good or bad experiences with local handymen. Simply knowing that another person has had a good experience with a handyman prior to calling them lessens your chance of hiring a problem.
* If you have the time, call a few handymen to discuss your needs. This will help you determine fair market price for your job. This does not mean you should always go with the lowest price, you should go with the company you feel most comfortable with and who you feel will do the best job. If an individual is offering a real low price you should ask yourself “why?”.
* Make sure the company or individual has insurance. Most handymen services usually involve plenty of opportunities for injury. As mentioned above there are many fly-by-night handymen that may not be insured. If you skip this part you could be held liable for an uninsured handyman’s injury while working on your house or for costly bills if they damage something in your home.
* Make sure the handyman has experience in the task you require. Not all handymen know how to fix all problems. If a handyman turns down a job ana tells you to call a professional for the work you require, then that handyman may be the one you want to hire to do other things around your house. They are honest and it is apparent that they want things done correctly.
* Ask the handyman what it will take to fix your problem. If you are looking for an extremely low price, the handyman may offer a solution that is really only temporary. It is worth the extra money to make sure that your problem is truly fixed… otherwise you will pay more money in the long run.
* Always get a statement of work performed in writing. Keep this filed away. Make sure the statements clearly describe what work is to be performed.
* Ask if the handyman’s work comes with any guarantees. Make sure you get these things in writing. These are all factors to weigh when looking at the total estimates left by different handymen.
* Some handymen require an upfront payment. If you have hired a smaller handyman service, and they require money upfront to help pay for materials, make sure you have a refund policy stated in your agreement in case they end up not working out. Also, this upfront amount should never be over 30% of the total cost of your job. For more tips: Paying Contractors.
* Check in on the handyman’s progress regularly…try to catch potential problems or misunderstandings before it is too late.
Good luck with your handyman needs!

How To Get A Great Deal On House Painting
April 29, 2007 by Aaron O'Hanlon · Leave a Comment
When you want to have a nice paint job applied to your home, but the quotes you are getting are out of your range and you simply can’t afford it, there are solutions out there that can help you complete the job accurately and affordably. The following are several tips that any homeowner or business owner can utilize to make sure the painting job is affordable and reliable.
It is always best to get the job done during off-season periods of time. Usually, the off-season for house painting begins around December and can last all the way through mid February. If you live in an area where weather is not an important factor that can affect painting outdoors, then this can certainly help you save some money in the long run.
Also, customers usually at this time are preparing for Christmas and New Years celebrations. And after Christmas they are suffering from overspending and don’t have any money left for painting when they may have budgeted a new paint job for sometime in the spring. Therefore, this is exactly the time best for contacting a painter. The rates will be lower because of the off-season, and you will be able to get the job accomplished quickly and easily.
Additionally, the winter months are also a great time for house painting because in the wintertime, generally speaking, people don’t like to keep their windows open. In the interest in conserving heat and not letting cold, windy air into the house, you can avoid breathing in the fumes outside on the exterior of the house that are associated with paint by painting in the winter. This way, you can still stay in your home during the course of the house painting, and avoid dealing with any of the fumes.
If you have the funds available, but still want to take advantage of off-season prices, calling a house painting expert during these months is your best bet. To get a feel for the deal and everything the project will entail, be sure to ask the right questions. Gather information about availability, work hours, and all of the costs associated with the project so that you are not surprised later on. Also, if you manage to strike a good deal, be sure to confirm everything before any work is started on your house.
